These apartments are run down as heck and no preventive maintenance is being done here at all. Mid America Properties offers a Service Extreme program and advertises it as well. This is a program that claims that if one has a repair that needs to be made on ones apartment, then someone will fix it or at least assess it in under 24 hours. River Trace does not do this at all. If anything breaks down at your apartment the odds are high that it will not ever get fixed at all. The leasing office does not like to send out anyone to fix a legit and serious maintenance problem because they find it easier to force one to break their lease over managerial neglect and uninhabitable housing standards. As of right now, the majority of people who live here pay in housing vouchers and the like. I know this for a fact and I also know that this is why no one advertises these apartments any more at all. These apartments also rarely if ever have running water during the day at all. Someone set fire to the main mailbox area last year and the leasing office sent out a flyer stating that they are not responsible for anyone's personal safety at all. So, there was a pyro about. There are a lot of kids living here. And no one cared at all! How nice. I doubt anyone called the authorities about that at all. The leasing office prefers you call their non existent security patrol instead of the police if there is anything dangerous occurring or if you get robbed or jumped. I think they are doing that because of how there are a ton of crimes happening here every day (go to the Memphis Daily News Crime Listings and you can look that up for free)and they might be tired of having them all reported to the police because that makes them look bad. They put out flyers about that, if you can imagine. When you move, if you are not a welfare person, you will be charged thousands of dollars for things which no one ever did prior to your move in. They do this now, because they only desire to refurbish the apartments for the welfare people because they are moved in here and pay in secure funds. I do not think that Mid America understands how those of us who work resent paying a rather large amount of money for rent only to live across the hall from someone who pays all of $40.00 out of pocket for rent. These apartments are also rotting. The heat and air units are rotting because they are never serviced at all and the interior portion of mine has black mold like no ones business. I change my air filter once a month, but I doubt most people do at all and that is dangerous. If you have a washer and dryer, no one will do anything to help you install it at all. No one will help you change out the prefabricated piping for the dryer at all either. This, coupled with the rotting heat and air units, are two obvious fire hazards and that is very dangerous. They also have a weird billing system now. They have heavily automated their billing system, but they are still charging for things they do not do, like pest control and water. I have always thought that everyone should just have the good old MLGW set up for water and all of that, but River Trace bills for that separately. They bill you for your rent (of course), then they tack on the water (which does not really run during the day), pest control (which they do not do), and normally a sewer fee (which MLGW does bill for). I do not understand that, because if you rent out a three bedroom for 780.00, your rent winds up being way over 850.00?! Makes no sense. So, please. Just do not move here. It is not Mid America, it is just the River Trace. |
